Do I need a real estate agent to buy a home, and does it cost me anything?
You're not required to use an agent, but having one costs you nothing extra in most transactions — the buyer's agent is typically paid out of the sale, not out of your pocket. In exchange, you get someone negotiating on your behalf, managing deadlines, and flagging issues you might otherwise miss.
What's the difference between pre-qualified and pre-approved?
Pre-qualification is a quick, informal estimate based on what you tell a lender. Pre-approval involves the lender actually verifying your income, credit, and assets, and gives you a real number to shop with. Sellers take pre-approved offers far more seriously, especially in a competitive market.
How long does it take to close on a home in Arizona?
Most financed purchases close in about 30–45 days from an accepted offer, depending on the lender and whether any inspection issues need to be resolved. Cash offers can close much faster, sometimes in one to two weeks.
What should I look for when touring a home?
Beyond the obvious — layout, condition, and price — pay attention to roof age, HVAC condition (a big deal in Arizona heat), signs of water damage, and how the home is oriented relative to the sun. I'll walk through all of this with you during showings.
Are there special considerations for buying in a 55+ community?
Yes — most 55+ communities have age-restriction rules (usually at least one resident per household must be 55+), HOA dues that cover amenities, and sometimes rules around long-term guests. I'll walk you through the specific rules for any community you're considering.
What does "no HOA" actually mean, and are there downsides?
It means there's no homeowners association collecting dues or enforcing rules on things like paint colors, landscaping, or parking. The tradeoff is that there's also no association maintaining shared amenities or keeping neighboring properties to a consistent standard — you're trading structure for freedom.

Do I need to be present for showings?
