Selling a home takes more than a sign in the yard. Here’s the process I use to get you the best possible outcome.

Pricing Strategy

The list price is the single biggest lever in getting top dollar for your home. Price too high and you lose leverage the moment the listing goes stale; price too low and you leave money on the table. I price homes the way an appraiser would, then layer in buyer psychology so the listing gets found by the right people from day one.

  • Comps, not guesswork. I pull the same recent, closed comparable sales an appraiser would use — not an automated Zestimate — and adjust for square footage, lot size, upgrades, and condition. That way the price holds up if the buyer's lender orders an appraisal, and financing doesn't fall through late in escrow.
  • Price bracketing. Most buyers search by price range — say $450,000 to $475,000 — so a home priced at $476,000 gets skipped by everyone with a $475,000 ceiling, even if it’s a better fit. I price just inside the bracket buyers are actually searching in, so more of the right buyers see the listing in the first critical days.
  • Right from day one, to protect your leverage. The most showings, the most offers, and the most negotiating leverage happen in the first 7–14 days on market, while buyers assume the listing is competitive. Price it right from the start and you keep that leverage. Price it high and you'll chase the market down with reductions — and buyers start wondering what's wrong with it.

Prep & Staging

Buyers form an opinion from the first few listing photos and the first 30 seconds through the front door — there's no second first impression. My prep process follows one rule: proper preparation prevents poor performance (PPPPP).

  • PPPPP — first impressions are permanent. Every hour spent decluttering, deep-cleaning, and clearing small distractions before photos are taken pays off in more showings and stronger offers. A home that's only "almost ready" when the photographer arrives underperforms for the entire time it's listed, because that first impression gets baked into the listing photos for good.
  • Repairs and upgrades worth making. Not every repair pays you back. I walk the home with you before it lists and flag the specific fixes and low-cost upgrades — fresh paint, updated fixtures, curb appeal — that actually move the needle with buyers and appraisers, and steer you away from spending money where it won't come back at closing.
  • AI staging, done honestly. For vacant or lightly furnished rooms, I use AI-assisted virtual staging so buyers can picture the space furnished — without exaggerating or misrepresenting the home. That means no adding pools, square footage, or anything that isn't really there. MLS rules require virtually staged photos to be clearly labeled, and I follow that to the letter so buyers are never misled.

Marketing That Works

A well-priced listing only sells for top dollar if the right buyers actually see it — that takes more than a yard sign and an MLS entry.

  • Professional photography. High-end listing photos are the highest-return marketing dollar you'll spend on a home sale. They're what gets a buyer scrolling online to stop, click in, and request a showing instead of moving on to the next listing.
  • 3D floor plans and virtual tours. An interactive 3D walkthrough and floor plan let out-of-town and busy buyers pre-qualify themselves on layout and flow before ever requesting a showing — so the showings you do get are from buyers who are already seriously interested.
  • Direct mail and targeted outreach. Beyond the MLS and online portals, I reach out directly to your neighborhood and my personal buyer network. People who already want to live on your street or in your community are often the fastest, strongest offers you'll get.

Showings & Offers

Once a home is live, every seller asks the same question: how many showings should this take before we get an offer? Based on current comps and buyer activity for homes like yours, I can give you a real benchmark — not a guess — so we know quickly if something needs adjusting.

  • Setting a real showing benchmark. Based on comparable homes currently selling in your area, I'll tell you roughly how many showings it typically takes before an offer comes in on a home like yours. If we fall short of that benchmark, we'll know early — and can adjust price, marketing, or presentation before the listing goes stale.
  • Contract expertise. Arizona's residential purchase contract is dense — inspection periods, loan and appraisal contingencies, earnest money deadlines, seller disclosures. I walk you through every deadline and what it means for you before you sign anything, so nothing catches you off guard mid-escrow.
  • Evaluating every offer, not just the top number. Price is only part of an offer. I walk you through financing type, contingencies, proposed timeline, and buyer strength so you can compare offers apples-to-apples — the highest number on paper isn't always the strongest offer.

Negotiate & Close

Negotiation is where an experienced agent earns their keep. Anyone can put a listing on the MLS — getting you the best possible price and terms, and getting the deal to the closing table intact, is the job.

  • Negotiating price and terms. From the initial offer through inspection repair requests, I negotiate on your behalf for the best outcome — not just the headline price, but credits, possession dates, timelines, and contingencies that affect what actually lands in your pocket.
  • Holding every party accountable. A closing involves the buyer's agent, lender, title company, escrow officer, appraiser, and inspector — any one of them missing a deadline can delay your closing. I stay on top of every party involved so deadlines don't slip.
  • Keeping the closing on schedule. This is where deals fall apart if no one is actively managing them. I track every contingency deadline and follow up proactively so your closing date holds, and you're never left wondering what's happening behind the scenes.
