No HOA Homes in West Mesa, AZ

West Mesa is the other area I point no-HOA buyers toward, and it has a different feel than East Mesa. This is one of the oldest, most established parts of the city — mature trees, mid-century and ranch-style homes, and a lot of character you don’t find in newer subdivisions. Because much of it was built before HOAs were standard practice in Arizona, you’ll find long stretches where there’s genuinely no association involved at all.

The appeal here is less about lot size and more about location and character. West Mesa is central, close to downtown, close to the light rail, close to established shopping and dining, without the cookie-cutter feel of a lot of newer HOA-governed neighborhoods. It’s a good fit for buyers who want flexibility on what they do with the property — paint colors, fencing, a home business — without giving up a central, walkable location.
