How to Choose a 55+ Community in Mesa, AZ
With more than a dozen active adult communities across Mesa, the question I get most isn’t “which one is best,” it’s “how do I even compare them.” Here’s the framework I actually walk clients through.
Start With Lifestyle, Not Amenities Lists
Golf course communities like Leisure World, Sunland Village, and Apache Wells make sense if you’ll actually use the course regularly — if you won’t, you’re paying for something you won’t use and might be better served by a community built more around clubs and activity centers. Be honest with yourself here, I’ve seen buyers pay a premium for golf access they used twice.
Established vs. New Construction
Communities like Dreamland Villa and Leisure World come with decades of mature landscaping and a settled social scene, you know exactly what you’re getting. Newer communities like Encore at Eastmark offer modern construction and lower near-term maintenance, but a social scene that’s still forming. Neither is wrong, it’s about which trade-off fits how you actually want to spend your time.
Budget, and Visiting More Than Once
Budget matters more than people initially plan for, and not just the home price. HOA fees vary significantly by community and even by section within a community, so I always pull the real current numbers rather than let a client assume based on a listing they saw. Finally, visit more than once, ideally during an active week, since the calendar and energy of a community can look very different on a quiet Tuesday versus a Saturday with a full slate of activities.
