Leisure World is the community I get asked about more than any other, and it’s usually the first name that comes up when someone starts looking into 55+ living in Mesa. It’s gated, built out between 1972 and 1994, with roughly 2,664 homes spread across a mix of single-family and attached properties, and it’s built around its own 18-hole golf course and a large clubhouse that anchors a genuinely full calendar of classes, clubs, and social events.

What sets Leisure World apart from some of the newer or more budget-friendly 55+ communities is the sense of an established, self-contained lifestyle — most residents I’ve worked with here aren’t just buying a house, they’re buying into a daily rhythm of golf, clubs, and a tight social community that took decades to build. Homes here have ranged anywhere from around $200,000 to $700,000 depending on section, size, and whether the home has been updated, and HOA fees vary more than people expect, by section and by whether your lot is grass-scaped or rock-scaped — I’ve seen anywhere from around $150 to $450 or more a month. I always pull the exact current number for the specific home you’re considering rather than quote a general figure.
